Quandialla Cracking Clays Provide Cracking Opportunity

Located 10km* north-west of the village of Quandialla and 65km north-west of the regional centre of Young, the sale of the 'Ostenleigh Aggregation' provides an excellent opportunity to purchase a scalable asset in a highly regarded cropping and grazing area.

Consisting of 4 separate properties (available as a whole or as 4 separate parcels), the asset has been strategically put together by the present owners over the last 45 years. The present owners have run a cropping operation and a merino breeding program across the property using a well balanced mixture of crops and pasture. With average wheat yields of around 3.8 tonnes to the hectare, 'Ostenleigh Aggregation' represents good value for money when compared to land further to the east.

The aggregation consists of the following properties;

'Ostenleigh' 750 Berendebba Lane, Quandialla NSW

- 833 acres (337 ha)
- 4 bedroom weatherboard homestead in good condition with established gardens
- Separate office building and toilet

- Small oil and chemical shed
- Amenities block
- 4 x silos with 180 tonne storage
- 1 x 40 tonne fertiliser silo

'Ozone Park' 160 Keirs Lane, Quandialla, NSW

- 1 x 150 tonne grain shed
- 100,000L water tank
- 20,000L water tank

'Willawa' 476 Troys Lane, Quandialla, NSW

- 1,048 acres (424 ha)
- Machinery shed plus garage
- 2 x 45 tonne silos
- 1 x 65 tonne silo
- 1 x 100 tonne grain shed

'Gilgowrie' 470 Berendebba Lane, Quandialla, NSW

- 972 acres (394 hectares)
- 2 bedroom cottage
- 3x machinery sheds plus workshop
- 3x silos
- Hayshed

Soils on all four properties are predominately soft grey clays with some mulching country. There are some lighter red loam soils on the northern end of Gilgowrie. Over the years, lucerne and clover have been planted in the non cropping paddocks. Cropping rotations have generally consisted of canola, wheat and barley. In 2022 just over half the property has been planted to canola, and the remainder of the property is pasture.

The shed areas are immaculate, and infrastructure has been meticulously maintained.

Water is supplied to Ozone Park from the Quandialla water scheme. The water is pumped across the property from this point supplying 70%* of the aggregation. This area could be expanded if needed. Strategically located dams across the property capture water which is then stored for drier times. Most sheds have water tanks providing fresh rain water when needed.

The sheep infrastructure is excellent and the sheep yards have recently been partly renewed. The lane ways surrounding the properties make the movement of stock particularly easy.

Sales Process:

The 'Ostenleigh Aggregation' is being offered for sale by a two stage Expression of Interest process. The first stage will run until 10.00am Tuesday 13th September 2022 and will seek non-binding offers from interested parties. Stage two will be a period of price discovery and negotiation between the vendor and interested parties with the aim of acceptance of a fully binding offer by the vendor.

Summary:

Large scale cropping and grazing properties rarely come up for sale in the Quandialla district. It is an area favoured by the corporate croppers and family farmers for good reason. To request a copy of the IM or to organise an inspection, give Angus or Bruce a call today.
